Bulverde's New Fall Spots Are Lining Up Along Highway 46

October 22, 2026

Limestone home with a timber-covered terrace, bronze-framed glass doors and a mature live oak beside raised stone paving.

Where did the newest places to grab a smoothie, a coffee or a manicure open in Bulverde this year? Nearly all of them are on one road. That road has spent the last few years being rebuilt from two lanes into six.

State Highway 46 west of US 281 is turning into Bulverde's everyday errand strip, and the timing makes sense. New storefronts are opening along it just as the Texas Department of Transportation finishes the widening. So this fall the new spots cluster in two shopping centers on 46. The town's annual traditions stay where they have always been, a few miles away on Bulverde Lane, Bulverde Road and Cougar Bend.

The road came first

TxDOT's US 281 and SH 46 project page describes the work as widening SH 46 in the Bulverde and Spring Branch area from just west of Farhills Drive to just east of Bentwood Drive. The old road had two lanes with traffic going both ways. The new one has six lanes, raised medians and a center left-turn lane, which the agency says will improve capacity and traffic flow.

The project isn't quite done. TxDOT lists night paving for the final surface, topsoil and hydromulch along the project limits, and traffic signals and roadside elements still to install. Its estimated completion is Winter 2026. If you've been driving 46 after dark or watching new medians go in, that's the last stretch of work.

More road news sits further out. A separate TxDOT proposal covers US 281 from East Borgfeld Drive in Bexar County to SH 46 in Comal County. It would upgrade that stretch to a freeway with frontage roads, but TxDOT says the schedule for later design and construction hasn't been set. For now, the new pavement is on 46.

Bulverde Village, filling suite by suite

The busiest address on the corridor this fall is Bulverde Village at 20409 State Highway 46 West. Three neighboring suites there tell most of the story.

Suite Business Where it stands
Building B, Suite 104 Nail Haus Open and taking appointments
Suite 105 Borrego Fine Jewelry State filing estimated an Oct. 1, 2026 completion
Suite 108 Tropical Smoothie Cafe Grand opening and ribbon cutting held Oct. 9, 2026

Tropical Smoothie Cafe is the newest of the three. The Bulverde Spring Branch Chamber of Commerce listed its grand opening ceremony and ribbon cutting for 9 to 10 a.m. on Friday, Oct. 9.

Two doors down, Nail Haus is open in Building B, Suite 104, and books appointments through its website.

Between them, Suite 105 is set up for something larger. Borrego Fine Jewelry registered its project with the Texas Department of Licensing and Regulation in June. The filing calls it a first-generation finish-out for a jewelry store, with 2,202 square feet, an estimated cost of $330,000, an Aug. 1 start and an Oct. 1, 2026 completion date. WhatNow San Antonio reported in June that the jeweler was getting ready to open a Bulverde Village location. A completion date on a state filing is a builder's estimate. Check with the store before planning a trip around it.

So in one shopping center, the same stretch of storefront now covers a smoothie stop, a nail appointment and, soon, a jewelry counter. That's the kind of mix that used to require a trip down 281.

A play cafe at The Shops at Faithville

Head east along the corridor and the same pattern shows up at The Shops at Faithville, 17080 Highway 46. The Olive Branch Play Cafe opened in Suite 15 with a grand opening on Saturday, Oct. 10, from 8 a.m. to 1 p.m. The Chamber listing for the event promised coffee, open play, crafts, glitter tattoos, balloon twisting and giveaways.

Parents can get coffee while the kids play, all in one stop just off the new lanes. That format fits a corridor built around quick, repeat visits.

What's next on the corridor

The openings aren't finished. Two more projects are filed for this part of town, and both point to the same roads.

  1. Einstein Bros. Bagels, 20285 W. Highway 46. Community Impact reported the planned location in March, listing a projected timeline of May 1 to Oct. 4, 2026. The state filing shows the same dates. Projected completion isn't an opening day, so look for an announcement from the shop itself.
  2. Chipotle, 26655 Bulverde Road. MySA reported in June that a Chipotle is planned near US 281 and Bulverde Road, with work starting in November 2026 and completion projected for June 2027. It belongs on next summer's list, but you may see crews there before Thanksgiving.

A bagel shop on 46 and a fast-casual spot near the 281 interchange both serve the same kind of trip: grab a bite and keep driving.

Where the town still gathers this fall

The new businesses are on the highway. Bulverde's calendar from now through the day after Thanksgiving mostly is not. Here is what's scheduled, in order.

  • America 250 Liberty Tree Dedication, Saturday, Oct. 24, 6 to 7 p.m. It takes place at Bulverde Community Park, 29815 Bulverde Lane, and the Daughters of the American Revolution are the contact. Details are on the Chamber's event page.
  • Spooktacular Fit Crawl, Saturday, Oct. 31. This Halloween event runs between Club Pilates Spring Branch and Gracie Barra Spring Branch at 281 Singing Oaks, Suite 113. The listing gives 1 to 2:30 p.m. and a $49 fee. The event description lays out a schedule that starts at noon, so confirm the start time with the studios before you go.
  • Bulverde Market Day, Saturday, Nov. 14, 9 a.m. to 2 p.m. It's held at Bulverde Market across from Living Rock Academy. The listing says it runs on the second and fourth Saturdays with more than 25 vendors. The Chamber's November calendar also shows a second market on Nov. 28.
  • 2026 Bulverde Jubilee & Craft Show, Saturday, Nov. 14, 10 a.m. to 2 p.m. It's at the Bulverde Spring Branch Activity Center, 30280 Cougar Bend. It falls on the same morning as Market Day, so you can easily do both.
  • 2026 Bulverde Christmas Tree Lighting, Friday, Nov. 27, 5:30 to 9 p.m. It's at the Village of Bulverde, 2360 Bulverde Road. The Bulverde Spring Branch Chamber of Commerce is the contact, and Redemption Roofing & General Contracting is the presenting sponsor. The Chamber's listing has the details.

Lay those addresses next to the openings and the split is easy to see. The smoothie shop, nail salon, jewelry showroom, play cafe and bagel shop are all on a numbered state highway. The tree dedication, the craft show and the tree lighting are on Bulverde Lane, Cougar Bend and Bulverde Road. The Fit Crawl on Singing Oaks is the one event that comes close to the new storefronts. If you plan a November Saturday, expect to spend the morning on the old roads and the errands on the new one.

Other towns are going through their own version of this. Helotes, for instance, is building two different downtowns at once. For more on the area as a whole, our Bulverde neighborhood page covers the bigger picture.
